However, it is not the same as a CP12 Gas Safety Record, which is a separate legal document required for landlords covering all gas appliances in a rented property. If you're a landlord, we recommend combining both visits to save time and cost.

An older boiler — particularly one over 10–12 years old — is more likely to develop faults, and an annual service is the best way to catch problems before they become major (and expensive). The service also gives us the opportunity to advise you honestly on whether replacement is worth considering, based on the boiler's current condition. We won't push you into anything — we'll just give you the facts.
