It's the law. We make it easy.

Under the Gas Safety (Installation and Use) Regulations 1998, every private landlord in England, Scotland and Wales is legally required to have all gas appliances, pipework and flues in their rental property checked annually by a Gas Safe registered engineer. This applies whether you're renting out one flat or a hundred properties.

What happens if you don't comply?

Non-compliance is taken seriously by the Health and Safety Executive (HSE). The consequences go well beyond a fine.

Unlimited finesThere is no cap on the fine the HSE can impose for gas safety violations in a rented property.
Up to 6 months' imprisonmentIn serious cases, landlords can face criminal prosecution and a custodial sentence.
Invalidated landlord insuranceNon-compliance can void your landlord insurance and expose you to civil claims from tenants.

What a CP12 inspection covers

Our Gas Safe engineers carry out a thorough inspection of every gas appliance and installation in the property:

  • All gas appliances — boilers, cookers, gas fires, water heaters
  • Gas pipework — integrity, condition and routing
  • Flues and ventilation — checked for blockages and safe operation
  • Gas pressure and flow rate at each appliance
  • Combustion performance and flue gas analysis
  • Safety devices — flame failure, overheat protection
  • Visual inspection for any unsafe situations
  • Formal Gas Safety Record (CP12) issued on completion

Why landlords choose N4 Gas

Automatic renewal reminders

We track your CP12 expiry dates and contact you before they fall due — taking the admin off your plate entirely.

Multi-property management

Managing a portfolio? We coordinate visits across multiple properties and keep records in order for each one.

Same-day digital certificates

CP12 certificates issued digitally the same day — easy to forward to tenants and store securely.

Tenant coordination

We're happy to liaise directly with your tenants to arrange access, saving you the back-and-forth entirely.

Access arrangements — using keys

Happy to use keys. In many cases, landlords hold a set of keys for the property. Provided your tenant has given permission in writing for us to enter, we're happy to arrange the inspection using keys held by you or your letting agent — meaning neither you nor your tenant needs to be present. This makes scheduling much simpler for managed properties and portfolios. Just let us know when booking and we'll confirm the arrangement with you.

Serving the CP12 to your tenant

Once issued, you are legally required to:

  • Give a copy to existing tenants within 28 days of the inspection
  • Give a copy to new tenants before they move in
  • Retain your own copy for at least two years

We issue certificates digitally, making it straightforward to forward directly to your tenant by email. We also offer a certificate lookup so you can retrieve any certificate we've issued at any time.

Common landlord questions

You must give a copy to existing tenants within 28 days of the inspection. For new tenants, you must provide it before they move in. You are also required to keep a copy for at least two years.

Yes, in most cases. Provided your tenant has given written permission for entry, we're happy to use keys held by you or your letting agent. This is common for managed properties and saves a lot of scheduling back-and-forth. Just let us know when you book and we'll confirm the arrangement.

As a landlord you must demonstrate you've taken reasonable steps to comply. This includes giving proper written notice, documenting your attempts to arrange access and, in persistent cases, potentially seeking a court order. We can help by providing documentation of attempted visits. The HSE has published guidance on this — but don't leave it unresolved, as the legal responsibility remains yours regardless of tenant behaviour.

Yes — and we recommend it. Combining the annual boiler service with the CP12 inspection saves time and is more cost-effective. The service ensures your boiler is running correctly, while the CP12 covers all gas appliances legally. Both are completed in one visit, typically taking one to two hours.

Yes. We track CP12 expiry dates across your portfolio and contact you before they fall due. For larger portfolios, we can coordinate visits across multiple properties and keep all documentation in order. Contact us to discuss what a managed arrangement would look like for your situation.
