Gas safety Inspections

This is proving increasingly popular with people who are moving houses and want to ensure that they have a safe environment to move into.
It can also be a very useful guideline before buying a property, as you will be given a report and subsequent estimate of any potential remedial work needed to upgrade to a safe gas heating systems.
Landlord Safety Certificate
Gas appliances that have been supplied by the landlord in tenanted accommodation are, by law, required to be tested and certified on an annual basis.
- An annual safety check is carried out on each gas appliance/flue by a Gas Safe registered engineer. Checks need to have taken place within one year of the start of the tenancy/lease date, unless the appliances have been installed for less than 12 months, in which case they should be checked within 12 months of their installation date.
- Gas fittings (appliances, pipework) and flues are maintained in a safe condition
- All installation, maintenance and safety checks are carried out by a Gas Safe registered engineer.
- A record of each safety certificate is kept for two years.
A copy of the current safety certificate (CP12), is issued to each existing tenant within 28 days of the certificate being completed, or to any new tenant before they move in. See the Health & safety Executive website for more www.hse.gov.uk/gas/domestic
